Use this list as a guide to prepare for a successful shoot!

Exterior

  • Please park all vehicles out of sight of the camera angle, unless you want the vehicle to illustrate the size or use of a parking space or garage bay.

  • Garbage cans, water hoses and signage should be hidden away.

  • Sweep patios, decks and walkways.

  • Remove fallen limbs, leaves and detritus from the yard.

  • Arrange cushions and towels neatly on patio furniture. If they are faded and worn, it is best to go without.

  • Remove all bbq covers. Grills should be cleaned and ready for photos.

  • Consider staging patio seating areas with tableware, goblets, wine bottles, coffee mugs, books, etc.

Interior

  • Please arrange for the interior temperature to be reasonable during the shoot. This may mean that the AC must be turned on.

  • Turn on all lights (including table lamps and floor lamps). Make sure they are all working. Replace bulbs as needed. Try to make sure that bulbs are matched for color and intensity.

  • Turn off all ceiling fans and televisions.

  • Curtains and vertical blinds should be open if there is a pleasing view or landscaping outside the window.

  • Blinds should be up if there is a view outside the window. They should be down but tilted up if the room needs light but there is not a good view outside the window. Your photographer may request to modify the amount of light, so please be prepared to assist with any finicky mechanics.

  • Hide all soap, sponges, scrubbers, drying racks, dishes, excess appliances, and food from the kitchen countertops.

  • All garbage cans should be out of sight.

  • Remove calendars, magnets, paperwork and photos from the refrigerator exterior doors and sides.

  • Consider staging dining room tables and breakfast bars with beautiful tableware.

  • Please attempt to hide all electronics and appliance cords.

  • Clean windows, mirrors and shower doors.

  • Remove all small area rugs.

  • Remove all remote controls, books, tissues and personal items and place in drawers or under pillows.

  • Please make sure that items under beds are not visible.

  • Straighten and smooth the bed coverings. Plump pillows. Tuck sheets so they are not visibly hanging lower than the comforter. Make sure comforters cover the sides of the mattresses.

  • Store all laundry room products out of sight. A tidy laundry area looks BIG!

Pets

  • Please secure your pets out-of-sight.

  • Remove or hide all indoor pet equipment such as food and water bowls, toys and beds.

  • Use a lint roller on furniture to remove the hair.

  • Make sure the back yard is free of pet waste and toys.

terms and conditions

  • Most shoots take 45-90 minutes, depending upon the size of the property and the services requested. Our shoot scheduling is tight, so we rely upon your cooperation to make the process efficient. Out-of-town shoots may incur a trip charge and mileage. Let me know the address for specific details.

  • A “basic” residential photo shoot includes 25 photos and is for properties under 2000 sq ft. As a result, we only shoot the best aspects of the property. Often, this means that we do not shoot closets or garages unless they are exceptional. If you wish to have a more comprehensive set of images for the property, you may request an “additional photo pack” of up to 25 additional photos.

  • Larger properties fall into the “premium” photo shoot category and include up to 50 photos. Again, additional photos may be requested. Please let me know the size and amenities of your property, and how many photos you would like so I can accurately quote your shoot.

  • The property should be photo-ready when the photographer arrives. This means that all cleaning and staging is finished. It is very important that there are no other contractors or vendors present/working during the photo shoot. An exception might be a professional stager who is present to make micro-adjustments to the staging during the shoot. Moving staging from room-to-room is not an acceptable use of time during a photo shoot.

  • A successful shoot is often collaborative, but we are also prepared to provide excellent photographs without your feedback. If you have specific instructions, please be sure to communicate them during the shoot (specifically in the moment), AND please ask to check the results while we are shooting. We cannot offer re-shoots for miscommunicated or unchecked instructions.

  • Your photographer is not able to move furniture or garbage cans, clean/dust/declutter, alter staging, dodge pets or perform miracles ;).

  • Please shadow your photographer during the shoot to make sure all shots are to your satisfaction, as well as to provide assistance with alterations to staging and lighting. You may opt out of this invitation to collaborate, however you also forego control of details and choices made during the shoot.

  • Should you require extra services such as sky replacements, flames in a fireplace, sunset or twilight shots, image editing (“photoshopping”) to remove imperfections, virtual staging, or other extra services, please inquire. These items are not included in your photo shoot package price.

  • Please be sure that the licensing agreement fits your needs. Each package has specific terms. If you need clarification, please ask!

  • The appointment for your photo shoot is confirmed upon prepayment of your invoice. Image delivery is guaranteed within 24 hrs of the shoot (for stills), and 72 hrs for video. We are often much faster, but please request “rush” pricing if these terms are not adequate.

  • Finally, in these days of Covid-caution, we strive to touch as few items as possible. This is both for our own safety as well as for yours.
